Tasha — thank you again for inviting me into your home and trusting Visionary Abode with your Airbnb vision. Your property has beautiful bones, thoughtful upgrades, and such strong hosting potential. The goal now is to elevate the visual identity, guest experience, and overall cohesion so the home photographs beautifully and feels intentional and inviting throughout.

Below is a summary of our design recommendations, including explanations behind each choice — so that every update feels clear, empowered, and purposeful.

1. Window Treatments (Living Room & Bedrooms)

Recommendation: Install curtain panels from ceiling height to floor in all primary common and sleeping areas.

Why this matters:
Mounting curtains at ceiling height elongates the walls, making rooms appear taller, more luxurious, and more finished. It also softens the visual edges and introduces warmth and elegance — which is essential for upscale Airbnb presentation.

Suggested style:

  • Neutral linen or faux-linen texture

  • Black or brass rod depending on final palette

  • Light filtering, not blackout (unless bedroom requires privacy control)


2. Basement Bedroom #2 — Bed + Nightstand Cohesion

The black leather bed does not complement the black fluted nightstands, resulting in visual heaviness rather than curated elegance.

Recommendation:
Swap the bed for a fabric or upholstered frame in one of the following:

  • Warm taupe

  • Stone gray

  • Soft cream

  • Textured beige

This breaks up the heavy black-on-black and brings balance, softness, and cohesion. The fluted nightstands will then read as a design feature rather than part of a dark block of furniture.

This is a small change with major styling impact.


3. Art Selection Throughout the Home

Artwork is essential for this project — it defines character, elegance, and emotional identity. Without art, spaces can feel unfinished or generic.

Why art matters:

  • Adds personality and storytelling

  • Enhances the luxury visual theme

  • Helps spaces photograph beautifully

  • Creates emotional connection → which increases booking conversions

We will curate large-scale, minimal yet expressive artwork that aligns with your elegant luxury direction — think abstract neutral compositions, subtle metallic touches, or soft gestures in cream, charcoal, taupe, and brown.


4. Adding Plants (Real or Faux)

In an Airbnb, plants bring life, vitality, warmth, and softness.

Even high-quality faux greenery adds:

  • Color contrast against neutrals

  • Organic texture

  • Comfort and freshness

This is especially impactful in corners, nightstands, coffee tables, and bathroom shelves.


5. Mirror Placement (Upstairs & Downstairs Bathrooms)

Because the upstairs and downstairs bathrooms have full wall windows that prevent mirror placement, we relocate mirrors adjacent to the bathroom entryways.

Upstairs: Place 80” × 40” black frame mirror on the wall opposite the bathroom entrance.
Downstairs: Place a tall mirror on hallway wall between bedroom door and bathroom door.

Why this works:

  • It provides guests a necessary space to get ready

  • Enhances light reflection in hallways

  • Supports daily routines (makeup, grooming, outfit checks)

  • Maintains architectural integrity without altering the window wall

Mirrors are also photogenic focal points and expand spatial feel.


6. Downstairs Office Cubby (24” x 54.5”)

Purpose: Create a stylish, functional, guest-friendly workstation.

Recommendations:

  • Desk max: 54” width x 20” depth (to avoid crowding)

  • Lightweight accent chair in bouclé, camel leather, or cream fabric

  • Art above desk: Neutral abstract, warm tones, simple, non-distracting

  • Accessories (not a computer):

    • Closed storage box

    • Ceramic pen holder

    • Coffee table-style interior design book

    • Greenery stem or small plant

This feels intentional, calming, and meaningful — not corporate.


7. Gym Area Enhancements

For a guest-friendly workout zone:

  • Compact stationary bike

  • Small adjustable dumbbell set

  • 2 yoga mats + 2 yoga blocks

  • Lightweight bar/weight bar

  • Full-width mirror on storage wall

Why a mirror is essential:
People enjoy seeing form, movement, and progress. Mirrors also visually expand the gym area and make it feel more equipped.

This setup meets the needs of casual guests, fitness routines, and longer-term stays.


8. Staircase Wall + Entry Console Styling

Console: Max 36” height × 35” width × 18” depth
Decor styling:

  • Ceramic vase with stems

  • Oil diffuser with reeds

  • Wood decor arch pieces

  • Small decorative bowl or candle

These pieces create warmth + sophistication right where guests first experience the home.

Staircase Art:
Large-scale vertical or cascading triptych to emphasize height and luxury.

This ensures your Airbnb feels “designed” rather than furnished.


9. Bathroom Styling (Both Bathrooms)

Upstairs:

  • 2 emerald green shower curtains + white liner

  • Corner shower caddy

  • Black or tan towels

  • Wicker towel baskets

  • Sink accessory set

  • Potted plant for window sill

Downstairs:

  • 2 deep auburn brown curtains + white liner

  • Rope tiebacks

  • Matching bathroom set & towel display

Bathrooms communicate cleanliness, care, and comfort — three qualities that impact reviews + repeat bookings.


10. Kitchen Styling

  • Reduce countertop clutter for visual clarity

  • Create coffee + tea guest station

  • Replace kitchen art with minimal abstract

  • Keep your vases — they are a strong design element.

A clean kitchen is essential for guest trust and visual impact in listing photos.


11. Dining Room

Space requires balanced scale:

  • Max table length: 60” (to allow comfortable circulation)

  • Keep black dining table

  • Swap chairs & bar stools to:

    • Brown leather

    • Brown velvet

    • Cream/taupe linen

These textures warm the space and reinforce your luxury + comfort theme.


12. Living Room

  • Replace black sofa → Brown/tan sectional for warmth & cohesion

  • Add egg chair (on stand or ceiling-mounted) for a “photo moment”

  • Consider full-motion TV mount for flexible viewing & modern appeal

  • Swap coffee table to harmonize with new palette

Relocate coat hanger behind main door for a clean entry line.
