Client: Glenn Burkhardt
Space: Master Bathroom Renovation
Consultation Type: In- Person | Architectural
Primary Focus: Architectural Drawings | Signed + Sealed
Secondary Considerations: None
Project Address: 3470 N Lake Shore Drive, Apt 9B/C
Your requested service is limited to 2D architectural construction drawings, prepared, signed and sealed by the responsible licensed architect. No 3D renderings or design presentations are included. The drawings still need to document the technical work necessary for association and permit review.
What your scope reveals
The project converts the existing jetted tub to a 60 x 36-inch shower, adds a pony wall and glass enclosure, relocates controls and piping for two shower heads, and includes a niche, grab-bar backing, waterproofing, bathroom and closet tile, toilet resetting, and possible reuse of the jacuzzi circuit. Cabinets remain; painting is excluded. Because plumbing and electrical systems are being altered, this appears consistent with Category C, subject to Management confirming the classification. [1; 2 pp 29-30]
Association requirements relevant to this project
Architect and plan content. Exhibit F requires plans involving plumbing or electrical work to be prepared by a licensed architect, with the architect’s written statement of Chicago code compliance. The set should show existing conditions, demolition, proposed work, and necessary construction details. [2 pp 31, 47]
Approval before construction. Submit plans and specifications, the written scope, contractor insurance, required owner/contractor forms, and applicable deposits for written approval. Provide signed contracts and required permits before work. Association review costs are charged to the owner; approval is separate from City permitting. [2 pp 27-31, 46-48]
Plumbing and concealed work. If missing, install a brass ball isolation valve at the unit’s main-riser connection before other work, with a fire-rated access panel where required. Water shutdowns are limited to Tuesday-Thursday, 10 a.m.-noon, for no more than two hours. Arrange inspections before concealing plumbing, electrical work, or underlayment. [2 pp 30, 32]
Bathroom and closet flooring. New tile requires prior written Board approval at an open meeting. The rules specify a minimum field impact insulation rating of FIIC 56 and an acoustically isolated flooring assembly. A bathroom/powder-room under-cushion exception creates ambiguity; obtain written clarification for the bathroom and shower base. The closet is not within that stated exception. [2 pp 14, 43-44]
Construction logistics. Work is permitted Monday-Friday, 8 a.m.-4 p.m.; no weekend work. Use the South garage entrance and service elevator, haul debris off-site, and keep construction waste out of Association dumpsters. [2 pp 31, 47-48]
Confirm before the drawings are finalized
Verify the address, unit and floor, field dimensions, existing drain and circuit conditions, and final shower-base, valve, and glass-door selections. The Kohler and Woodbridge bases are alternatives. Resolve the niche conflict: the scope calls for 26 x 16 inches with its bottom 40 inches above the floor; the markup shows 20 x 18 inches and a 48-inch height note. Coordinate door support, backing, waterproofing, and floor build-up in the 2D details.
